Dubai’s residential real estate market continued its upward trajectory in November 2025, with property values showing sustained growth across key segments, according to the latest ValuStrat Property Index (VPI) report. The VPI Dubai Residential Values for November indicates average price per square foot increases in both apartments and villas, reflecting robust demand amid economic diversification and investor confidence.
Market activity surged, recording 19,019 sales transactions valued at AED64.7 billion ($17.6 billion)—30 percent higher in volume and 50 percent in value compared to November 2024. Off-plan sales led the charge, with first-sale villa projects like Emaar Beachfront (66 units, AED438.9 million) and Sobha Hartland (62 units, AED186.4 million) topping the charts. Apartments averaged AED1.4 million, while ultra-luxury deals hit AED203 million in prime towers.
Apartment prices rose modestly month-on-month, with the average price per square foot climbing to around AED1,755, up from AED1,480 in November 2024—a double-digit annual gain. This growth aligns with a 14 percent year-on-year increase in average apartment sale prices, reaching approximately AED1.4 million per unit. Rental yields for apartments tightened to 5.3-5.7 percent, with average annual rents at AED75,000, marking an 11.9 percent rise from the previous year. Prime areas like Business Bay, Downtown Dubai, and Jumeirah Village Circle (JVC) dominated transaction volumes, absorbing significant investor interest.
Villa rents climb to AED188,900 annually
Villas outperformed with sharper appreciation, showing 30.7 percent year-on-year price growth and average sale prices nearing AED4.1 million. Average villa rents reached AED188,900 annually, up 7.5 percent year-over-year, yielding 4.5-4.8 percent. Land scarcity in premium communities drove premium pricing, with top sales including villas in Palm Jumeirah exceeding AED100 million, alongside high-value transactions in Al Furjan, Arabian Ranches, and emerging clusters like Al Hebiah Fourth and Wadi Al Safa 3.
